You&#039;ve asked a great question as to why some agents will not sign a buyer-broker agreement. I can only speculate on a few reasons:

1) Their broker has an office policy against it, possibly for additional legal protection. Their broker policy may be to only represent sellers. They should disclose this to you if that is the case.
2) They are reluctant to take on the additional responsibility inherent in representing a buyer as opposed to representing no one.
3) They don&#039;t trust you or don&#039;t want to represent you for none other than personal reasons, which they have a right to do.
4) They don&#039;t understand buyer agency and have not been trained adequately to be a buyer&#039;s agent.

Once an agent shows you a property, that agent may now have &quot;procuring cause&quot;, even if you sign a buyer&#039;s agreement with another agent. Understand that you risk getting in the middle of a commission dispute between agents if you switch now. That&#039;s not really your problem, but know that you may be asked to make a statement at a later date in an arbitration hearing at a local Realtor Board when the agents argue over who should be paid the commission.

It&#039;s always best to decide on the agency relationship that you and the agent will have before you are shown the first house. Remember that prior to signing a buyer&#039;s agreement, your agent may actually have undisclosed loyalties to the seller or seller&#039;s agent, which could compromise your negotiating position early in the relationship.</description>
